The beautiful villa (sleeps 10 + 2) stands in a panoramic and quiet position on the slopes of Pratomagno in the heart of the Upper Arno Valley, 30 km. from Arezzo surrounded by olive groves and vineyards, and offering a spectacular view of the valley.
Nearby, the ancient Via dei Setteponti curls along a hilly and panoramic route dotted with many small towns rich with history, Roman churches, and medieval hamlets. Its favorable position in the central area of Tuscany makes it easy to reach the principle Tuscan art cities like Florence (50 km.), Siena (60 km.), Arezzo (30 km.) and Pisa (120 km.), both by car and train, as the railway station is only 10 km away. About two kilometers away is the village of Loro Ciuffenna, where many characteristics of this ancient medieval hamlet have been preserved - like the PIEVE DI SAN PIETRO A GROPINA, an 8th century AD Roman parish church - and where visitors can find typical restaurants and shops, supermarkets, bars, banks and a pharmacy. The unpaved road leading to the villa is reserved exclusively to guests and the entry to the villa is provided with an automatic gate. The villa is immersed in a charming garden of approximately 1,500 square meters that is enclosed by hedges, flowers and roses, and equipped with a barbecue, lounges, a 6 x 12 meter pool that is 1.40 meters deep with lateral steps. Interior
Ground Floor
A living room with two sofas (one is a queen size sofa bed) and two armchairs, provided with satellite TV, video and DVD player, PlayStation2 and Internet ADSL.
A large kitchen/dining area for up to 12 persons, equipped with refrigerator, freezer, oven, dishwasher and four-burner stove (methane gas); direct access to a patio furnished with tables and chairs for dining outdoors. Also on this floor is a double bedroom with a bathroom with a shower and washing machine.

First Floor
The hallway leads to three double bedrooms and one bedroom with bunk bed, where it is possible to add an extra bed. There is a bathroom with a bathtub, and a bathroom with a shower and a terrace with a panoramic view.

Environment
The villa has a spectacular view of the valley where olive groves and vineyards nestle together. Its location is equidistant from Siena, Florence and Arezzo, three of the most important art cities in Tuscany, all reachable by car in an hour. Nearby, along the ancient Via dei Sette Ponti, you'll come across many small towns rich with history, Roman churches and Medieval villages.

About two kilometers away is the town of Loro Ciufenna which has maintained much of its ancient Medieval castle aspect and yet has shops and services of all kinds.
